In late 2017, our founding team was running storage facilities in upstate New York. One month, our paid search bill came in at $12,000 with 11 leases to show for it. Cost per lease: just over a thousand dollars.
We called the agency. They said the market was getting more competitive. They suggested we increase the budget. So we asked the obvious question:
"If a homebuyer down the street just signed a contract three weeks ago, why are we waiting for them to Google us?"
That question turned into 18 months of building. We pulled MLS data feeds, mapped them to the trade areas around our own facilities, and started experimenting with outreach — first with manual SDRs, then with email sequences, then with the early generation of AI voice agents.
By month six the cost per lease at our own properties was under $40. We knew we'd built something the rest of the industry needed.
